The Action Plan

Upon reviewing your drawings or concept, we will provide you with an accurate estimate of the build costs for your proposed changes. Additionally, we will offer expert advice to help you determine an overall budget that includes expenses such as fees, fixtures and fittings, ensuring transparency and control throughout the project.
In order to ensure your project aligns with your specific needs, we will conduct an initial feasibility study once all costs have been identified. This study will assess the anticipated size, scope, price and timescale of the project, providing valuable insights and helping you make informed decisions.
The Design Phase
In the initial stage, you will have the opportunity to meet with our designer to discuss and agree upon your building proposals. Following this, a comprehensive measured survey of your property will be conducted, enabling our design team to formally develop your building concept drawings.
Once the drawings are ready, we will conduct a thorough review to double-check the accuracy of the cost estimates. This step also allows us to verify with you that there have been no unexpected changes from the initial concept stage.
Once you are completely satisfied with the building proposals, we will proceed with submitting a Planning Application to the Local Authority. Typically, the authority will provide a decision within 8 weeks after submission.
All Other Matters
In addition to the planning permission process, we will identify any other matters that may require attention, such as Party Wall Agreement, Local Bylaw Compliance or utility provider needs. Our extensive network of approved specialists enables us to offer suitable solutions for these matters.
Upon receiving a decision from the Planning Department, if your proposals are refused, we can explore options for appeal or collaborate with an architect to rework the drawings. However, if your proposals are approved, congratulations! You have been granted permission to proceed with the construction.
Drawings & Calculations
Before commencing the actual construction work, our architect and structural engineer will provide the necessary technical building drawings and structural calculations. Typically, this step is completed after the Planning Permission has been granted, ensuring all the required specifications are in place for a successful project execution.
The Build Phase
Building Work Starts
After ensuring that all the necessary paperwork, including Planning, Building Control and Party Wall agreements, are in place, we are ready to commence the construction phase. Prior to starting the work, a pre-commencement meeting will be conducted with the build team to address any final queries or concerns.
The initial phase of the construction process involves demolition and structural modifications to alter the configuration or size of the property. Our team follows the approved drawings as a guideline, but we may occasionally propose and discuss potential improvements with the client to enhance the overall outcome.
The final stage of the construction process encompasses the installation of fixtures and fittings, preparing the property for decoration, and carrying out necessary clean-up tasks. These activities ensure that the property is ready for completion and occupation, with attention to detail and quality in every aspect.
